A sustainable redevelopment of 1-3 Westbourne Grove to deliver quality homes and restore the local pub

Valouran is delighted to launch the public consultation on proposals to restore and enhance the existing buildings at 1-3 Westbourne Grove.

1-3 Westbourne Grove are two buildings at the corner of Westbourne Grove and Queensway which are currently energy inefficient and provide poor quality residential units.

Our vision for 1-3 Westbourne Grove is to retain and enhance the existing facade, while creating a new building behind the facade with combined floorplates. We will return the building to its previous uses, with a pub at ground and basement, with high-quality residential units at upper floors. Extended public realm improvements will be delivered.

We are developing our initial vision for the site, and want to ensure that our plans have a positive impact on the local community. We want to hear your feedback on our proposals to ensure our plans enhance the prominent corner at the Queensway-Westbourne Grove junction.

The Site

1-3 Westbourne Grove wraps around the corner of Westbourne Grove and Queensway and was once a pub known as The Redan, with a restaurant at No. 3.

Queensway is undergoing revolutionary change, with the Whiteley development and Queensway Parade reimagining the area. 1-3 Westbourne Grove has operated as the site offices for the Whiteley project for this time, and with The Whiteley due to open soon it is time to bring this site back into use.

This site has the opportunity to provide high-quality apartments alongside an improved pub and an improved public realm.

Our Proposals

Our vision is based on the following principles:

Four new high-quality homes

Restoring the pub at ground floor and basement

Retaining the historic façade and upgrading to a better condition

Enhancing the prominent corner building

Mansard roof extension to provide additional residential accommodation

A refurbishment that improves the sustainability of the building

At 1-3 Westbourne Grove, we are bringing together two buildings to restore a well-known public house, The Redan. Our plan is to re-establish this corner as a welcoming pub for the public that enhances and reflects the spirit of the local neighbourhood.

Our vision for combining 1-3 Westbourne Grove is to create a prominent corner building at the Queensway / Westbourne Grove junction that reflects local architectural heritage by providing a new decorative roof and restoring the historic façade.
